Why do double-pane windows fog up?

A double-pane window is two sheets of glass sealed together with a gap between them. When that seal breaks down, humid air gets into the gap. The moisture condenses on the inside surfaces of the glass, where you cannot reach it to wipe it off.

How do I know the seal has failed?

The fog or haze is between the panes, not on the inside or outside surface.
Wiping both sides of the window does not clear it.
The fog comes and goes with the weather or the time of day.
You see water spots or a white film inside the glass.

Can you fix a foggy window without replacing it?

The window frame can usually stay. What gets replaced is the sealed glass unit inside it. We measure the unit, have a new one made to size and install it in your existing sash.
